Our philosophy when purchasing commercial investment property is to thoroughly understand the client’s goals and capabilities and to match those characteristics with the targeted investment.  We also simplify the evaluation of the investment so that the client’s investment is based on cash flow and not speculative projections and tax benefits.  We use primarily cash on cash return analysis and stay away from trying to buy on capitalization rates.  We project realistic revenues and expenses understanding completely the costs of re-tenanting rental property to show the client what his/her true return will be. Even when working with our larger and more experienced clients we evaluate the investment using the most conservative analysis. 

We focus on the income stream and the quality of that income stream.  In cases where our client is more experienced and we are looking at “value added” opportunities we are experienced in projecting construction costs and design issues as well as selecting tenant finish plans that are adaptable to a wide spectrum of users.

In today’s market environment where financing investment property is challenging we are careful to guide our clients through the lending obstacles so that they can obtain the most competitive financing available.  Our experience in commercial financing is significant which saves the clients frustration and money.
